Strictly speaking, no you don't, but we strongly recommend that you consult one, and we
can introduce you to a couple of local firms if you wish. You probably wouldn't
buy a house in Britain without legal advice, so why do it here with the added
complications of different language and legal systems?
Yes, although it is technically illegal, it is very common practice. It is a device
that has been going on for years as a way of avoiding tax (for the buyer and
for the seller). Your solicitor will advise you how best to proceed if it
applies to your purchase.
As in the U.K. there are additional costs you need to allow for, but 10% is
probably on the high side. On recent sales we are finding that the additional
costs come to around 7%, but in conjunction with your solicitor we will be able
to give you a more precise figure when you have found a property.
Yes, you can and we can help you find tenants if you wish by putting a link to your
property on our website. If you have a property in a popular part of the coast
and near the beach you can often get very high rents for the months of July and
August as this is a very popular holiday area for Spanish people from Seville
and Madrid. There is also a growing market for weekly or longer lets for our
own customers while they are looking for properties.
We do not formally act as financial advisers but we can certainly help as we have
good contacts in local banks that we can introduce you to.
No we don't. We don't like the sort of high pressure selling techniques that go on
when people take a subsidised inspection trip. We can certainly help you
organise your visit by putting you in touch with airlines, car hire companies
and hotels (and no, we refuse to take a commission from these people in case
that's what you're thinking!). We can make suggestions to help you plan your
trip but we want you to be able to come here and get to know the area and the
people as well as looking at the properties available, rather than subject you
to high pressure techniques. We know that if we do a really good job for you
you will buy through us, maybe not today but sometime in the future. And if we
don't do a good job, we wouldn't expect you to buy anyway.
